"It's a Dry Heat" Does Not Apply Here

Every Arizonan says it. It’s a dry heat.

It is true about your patio. It is not true about a closed house in July, and believing it costs families here more than almost anything else in this work.

The belief

The thinking goes like this. Humidity is what rots things. Arizona is dry. So a home here should hold up better than one in Houston or Atlanta.

Reasonable. Also backwards.

What actually happens

Decomposition is driven by heat far more than by the humidity in the air outside. And a closed Valley home in summer is not dry inside. It is a sealed box holding onto 90 degrees or more, and the moisture that matters is not coming from the weather.

Two things then compound.

The house is shut. Windows closed, doors closed, blinds drawn. Whatever happens inside stays inside and concentrates.

And the air conditioning is doing one of two things, both bad. If it is off, because the power was cut or nobody was paying the bill, the interior climbs past outdoor temperature and stays there. If it is on, it runs, and the return pulls air from the affected room and pushes it through every duct in the house. A problem in one bedroom becomes a problem in every room the system touches.

Why this decides the bill

In this work, the single biggest cost driver is not what happened. It is how long before someone found them.

Fluids move down and outward. First carpet, then pad, then subfloor. Given enough time they reach the joists, and at that point the job stops being cleaning and becomes construction. Odor compounds bond into drywall, insulation, and framing, and once they are in there, no amount of surface work touches them.

A home found in two days and the same home found in three weeks are not the same job. Not close.

The part specific to us

The Valley has a housing pattern most of the country does not: thousands of homes that sit empty for months.

Snowbirds go north in April and come back in October. Second homes in Scottsdale sit closed all summer. Seniors living alone in East Mesa and Apache Junction have family in other states who call on Sundays.

That combination, an empty house and a Phoenix summer, is why so much of what we do here happens in homes nobody had walked into for weeks. It is also why a neighbor, an HOA, or a property watch service noticing something early genuinely changes the outcome.
